Depende do contexto.
Para uma negociação ("O negócio é o seguinte: eu fico com uma parte, você com a outra") se usa "Here's the deal": "Here's the deal: I stay with one part and you with the other"
Para conversas onde você quer deixar claro algum ponto importante ou declarar algo ("O negócio é o seguinte: eu preciso sair") se usa "Here's the thing": "Here's the thing: I have to go".
Para uma negociação ("O negócio é o seguinte: eu fico com uma parte, você com a outra") se usa "Here's the deal": "Here's the deal: I stay with one part and you with the other"
